Frequently asked questions

It depends on whether the villa is a resale or a new build, and almost everything in this segment is resale. On a resale the buyer pays transfer tax (ITP), which in Andalusia is 7% of the taxable base, calculated on the higher of the deed price or the Catastro reference value. On a new build bought from the developer you pay 10% VAT plus 1.2% stamp duty instead, so 11.2%. Andalusia does have reduced ITP rates of 6% and 3.5%, but they apply to primary residences below 150,000 or 250,000 euros, so they do not reach this market. Notary, registry and legal fees come on top. Confirm your own figures with a Spanish tax adviser before you sign.

The Golden Mile and Sierra Blanca sit closest to the centre with the most established addresses. Nueva Andalucia and La Quinta run inland behind Puerto Banus, with golf on the doorstep. Marbella East, meaning Elviria, Las Chapas, Rio Real and Los Monteros, is greener, quieter and generally better value for the same footprint. Guadalmina Alta and Baja sit at the San Pedro end. Above all of it, El Madronal, Istan and La Zagaleta trade sea access for privacy and altitude.

Yes, and you can filter for it directly. Guadalmina Alta, La Quinta, Nueva Andalucia and Los Flamingos hold most of the frontline golf villas. Worth knowing before you choose: a plot on a fairway means play passes your garden most mornings, and the club, not you, controls what happens on the other side of your boundary. We have built in these areas, so we can tell you which orientations get the traffic.

A small number, and they turn over slowly. Bahia de Marbella, Los Monteros and the Golden Mile beachside hold most of them. Beachfront carries maintenance the brochures skip: salt corrosion on everything metal, and Spanish coastal law limits what can be rebuilt on the seaward boundary. Yes. Benahavis, Estepona, Mijas, Fuengirola, Benalmadena, Casares and Manilva are all in the same catalogue. Many buyers who start on Marbella end up in Benahavis or Estepona for more plot at the same budget.
