Mijas brings together over 65 properties in new developments for sale, spread across its active projects, and here the area matters more than the municipality: La Cala de Mijas has the most developments, followed by Mijas Costa, with stock also in La Cala Golf, Calahonda and Riviera del Sol. Three out of four have sea views and six in ten sit in a gated community. Across apartments and villas, almost nine in ten have three bedrooms or more, and this is the municipality with the widest range of formats of the three. You can see it alongside the rest of the coast in new developments across the Costa del Sol.

There are 69 new-build properties in Mijas available right now. The spread is very wide — from 225,000 € to 3,990,000 € — so the median of 980,000 € describes what you will actually find far better than the entry price. Per square metre the range runs from 1,700 to 16,700 €/m², a gap driven mostly by the micro-location and the distance to the sea.
The largest cluster is 3-bedroom homes (24 of 69), though the mix is varied.
Figures calculated across the 69 properties published on 28 October 2026.
Over 65 properties, spread across the municipality's active developments. Three out of four have sea views and six in ten sit in a gated community. Just over half also offer panoramic views, and around four in ten have a private garden, a lift or a private pool. By size, almost nine in ten have three bedrooms or more and a third have four or more.
La Cala de Mijas holds the most projects, followed by Mijas Costa. There is also stock in La Cala Golf, Calahonda and Riviera del Sol, though these are single units. The choice changes daily life quite a lot: La Cala has its own town centre, shops and beach, while Mijas Costa is a continuous coastal strip, very well connected to Fuengirola and Marbella, and with more space for the same money.
Las Lagunas is the most urban part of Mijas, next to Fuengirola, and works as an everyday residential area rather than a tourist one: local shops, schools and services open year-round. It does not appear as a filterable area in our catalogue, so availability of developments there is not published. Ask us and we will tell you what is on the market at the time.
It depends what you are weighing, and all three can be compared on the same basis. Mijas offers proportionally the widest range of formats: homes below three bedrooms carry more than three times the weight here that they do in Marbella, where they are a rarity. Estepona has the largest selection of the three, and Marbella is the most concentrated in larger homes. We are among the few who can give you that comparison on the same basis, because we hold stock in all three.
New-build property does not pay transfer tax (ITP): it pays 10% VAT plus Stamp Duty (AJD), which carries a general rate of 1.2% in Andalusia. That comes to roughly 11.2% in tax. The reduced AJD rates available in Andalusia only apply to a main residence below €150,000 or €250,000, so they do not normally apply in this segment. Notary, land registry and conveyancing fees are separate, and they are not a percentage: they are fees that barely rise with the price, so on a half-million purchase they weigh far less proportionally than most buyers expect. If you are buying from abroad you will need an NIE and a Spanish bank account, and the signing can be done remotely with a power of attorney. These rates are the ones in force in Andalusia at the date of this page and are given as guidance only; they are not tax advice. Every purchase has its own particulars, and we will give you the exact figure for the property you are interested in before you sign anything.
