There are 54 new-build properties in Marbella available right now. The spread is very wide — from 405,000 € to 7,950,000 € — so the median of 1,218,896 € describes what you will actually find far better than the entry price. A handful of deals well above the rest pull the average up to 2,192,829 €. Per square metre the range runs from 2,500 to 13,600 €/m², a gap driven mostly by the micro-location and the distance to the sea.
The largest cluster is 3-bedroom homes (18 of 54), though the mix is varied.

Over 50 properties, spread across the municipality's active developments. Three out of four have sea views and as many sit in a gated community. Around six in ten also offer panoramic views, a private garden or a lift, and just over half have a private pool. We publish the weight behind every filter because it is the difference between knowing what is available and assuming it: in Marbella there are features people take for granted whose real availability you can count on one hand.
The Golden Mile holds the most new-development projects, followed by Elviria, El Madroñal and Sierra Blanca, with an occasional unit in Santa Clara. The rest are spread across the municipality. They are not interchangeable: the Golden Mile and Sierra Blanca are established luxury minutes from the centre, El Madroñal is inland with large plots, and Elviria sits to the east, more residential and with more space for the same money.
Yes, and it is the scarcest product in the municipality: beachside properties are a small share of the total, while three out of four have sea views from a second or third line. It is worth deciding which of the two you need before you compare, because beachfront is the first thing to sell out and leaves very little room to negotiate. If what you want is the view, around six in ten have panoramic views.
New developments in Marbella are almost entirely larger homes: almost all have three bedrooms or more and just over half have four or more. Apartments below three bedrooms are a rarity here. If you are looking for a two-bedroom apartment, Estepona and Mijas have considerably more of that format.
New-build property does not pay transfer tax (ITP): it pays 10% VAT plus Stamp Duty (AJD), which carries a general rate of 1.2% in Andalusia. That comes to roughly 11.2% in tax. The reduced AJD rates available in Andalusia only apply to a main residence below €150,000 or €250,000, so they do not normally apply in this segment. Notary, land registry and conveyancing fees are separate, and they are not a percentage: they are fees that barely rise with the price, so on a half-million purchase they weigh far less proportionally than most buyers expect. If you are buying from abroad you will need an NIE and a Spanish bank account, and the signing can be done remotely with a power of attorney.
