There are 101 new-build properties in Estepona available right now. The spread is very wide — from 320,000 € to 6,800,000 € — so the median of 772,000 € describes what you will actually find far better than the entry price. A handful of deals well above the rest pull the average up to 1,194,888 €. Per square metre the range runs from 2,200 to 13,400 €/m², a gap driven mostly by the micro-location and the distance to the sea.
The largest cluster is 3-bedroom homes (33 of 101), though the mix is varied.

Over 100 properties, the largest concentration in our catalogue, spread across the municipality's active developments. Three out of four have sea views and two in three have a lift. Around six in ten also offer panoramic views or sit in a gated community, almost half have a private garden and more than a third a private pool. And not by chance: Estepona is where land is still available along the western stretch of coast.
There is a bit of everything, and in absolute terms this is where you have the most to choose from: nine in ten have three bedrooms or more and four in ten have four or more. Apartments below three bedrooms are considerably more common here than in Marbella. If you are after an apartment rather than a villa, this is the municipality with the most scope, simply because there is more of everything.
Both, and it is worth knowing which you want before you start. Developments still under construction tend to come at a better price and let you choose finishes, but you have to wait for handover. Completed developments, or those in the final phase, can be viewed and signed for without waiting, though they cost more and allow no changes. The largest concentration of projects is on the New Golden Mile, the stretch between Estepona and Marbella that combines coastline with golf courses, followed by Selwo. The rest are spread across the municipality, including Estepona town centre and the beach area. These are recent developments, mostly gated complexes, where projects under construction sit alongside units already completed.
New-build property does not pay transfer tax (ITP): it pays 10% VAT plus Stamp Duty (AJD), which carries a general rate of 1.2% in Andalusia. That comes to roughly 11.2% in tax. The reduced AJD rates available in Andalusia only apply to a main residence below €150,000 or €250,000, so they do not normally apply in this segment. Notary, land registry and conveyancing fees are separate, and they are not a percentage: they are fees that barely rise with the price, so on a half-million purchase they weigh far less proportionally than most buyers expect. If you are buying from abroad you will need an NIE and a Spanish bank account, and the signing can be done remotely with a power of attorney.
